Terms of Service

These Terms of Service (“Terms”) are a binding agreement between you and Bnb Booking covering your use of the Bnb Booking Platform at bnbbooking.net.

By creating an account, listing a space, requesting or confirming a booking, or otherwise using the Platform, you agree to these Terms and our Privacy Policy. If you do not agree, do not use Bnb Booking.

Bnb Booking is an online marketplace. We are not a hotel, real-estate broker, or insurer, and we do not own or operate the listings on the Platform (unless we expressly say otherwise).

Hosts are independently responsible for their listings, compliance with local laws, taxes, and the condition of their space. Guests are responsible for treating homes with care and following house rules.

You must provide accurate information and keep your login credentials secure. You are responsible for activity under your account.

We may require identity verification for hosts and, in some cases, guests. We may suspend or terminate accounts that violate these Terms, pose a safety risk, or engage in fraud.

Hosts must provide accurate listing information (photos, amenities, pricing, availability, house rules). Guests must submit accurate booking details.

A booking is a contract between guest and host under the rules presented at checkout (including cancellation policy). Bnb Booking facilitates the booking and payment flow but is not a party to the stay agreement except as stated in these Terms or separate product policies.

Guest totals may include the listing price, cleaning fees, service fees, and taxes where applicable. Hosts may receive payouts after applicable fees and adjustments.

Payments are processed by third-party payment providers. You authorize us and those providers to charge payment methods for bookings, fees, damage claims (where applicable), and other amounts you agree to.

Hosts are responsible for understanding and fulfilling tax obligations related to hosting income.

Cancellation and refund outcomes depend on the listing’s cancellation policy, timing, and applicable Bnb Booking policies (including extenuating circumstances where offered).

Hosts and guests should communicate through the Platform. Certain booking changes may require mutual agreement or Platform approval.

You agree not to:

• Violate laws, discrimination policies, or safety rules.
• Scrape, hack, reverse engineer, or disrupt the Platform.
• Create fake listings, reviews, or accounts, or evade fees.
• Use the Platform for unauthorized parties, commercial abuse, or harmful conduct.
• Harass users or share others’ personal information without permission.

We may remove content, cancel bookings, withhold payouts, or ban accounts to protect users and the Platform.

You retain ownership of content you submit (photos, descriptions, messages, reviews). You grant Bnb Booking a worldwide, non-exclusive license to host, use, reproduce, and display that content in connection with operating and promoting the Platform.

Reviews must be honest and relevant. We may remove content that violates these Terms or our policies.

THE Bnb Booking PLATFORM IS PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, Bnb Booking DISCLAIMS WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, Bnb Booking IS NOT LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOSS OF PROFITS, DATA, OR GOODWILL, ARISING FROM YOUR USE OF THE PLATFORM OR ANY STAY.

Nothing in these Terms excludes liability that cannot be excluded under applicable law.

You agree to indemnify and hold harmless Bnb Booking and its affiliates, officers, and employees from claims arising out of your listings, stays, content, or violation of these Terms or applicable law.

We may update these Terms. Material changes will be posted with an updated date. Continued use after changes become effective means you accept the revised Terms.

You may stop using Bnb Booking at any time. We may suspend or end access to the Platform as described above.
